EPDM Rubber Roofing for the River Valley's Older Industrial Stock
A lot of the manufacturing and warehouse buildings scattered through Fort Smith's older industrial areas were originally roofed in EPDM, and it's still a system we install and repair regularly. Three Ways We Attach It
Ballasted EPDM uses river rock or paver ballast to hold the membrane down without penetrating it, which works well on structurally sound decks that can carry the extra weight. Mechanically attached systems use fastening plates along the seams, and fully adhered systems glue the membrane directly to the substrate for a low-profile finish.
The choice usually comes down to the roof deck's load capacity and the building's wind exposure. Older buildings near downtown with masonry parapets often carry ballasted systems that have been on the roof for decades; newer light-industrial buildings around Chaffee Crossing more often go fully adhered for a cleaner, lower-weight install.
Black Membrane and Summer Heat
EPDM's black surface absorbs more heat than TPO in our hot, humid summers, which pushes up cooling load and accelerates some forms of UV wear. We factor that into the recommendation for buildings with tight energy budgets, though EPDM's cost and durability still make it the right call on plenty of jobs, especially warehouse space with lighter HVAC demand.
White EPDM is available for owners who want the reflectivity benefit without switching membrane chemistry, and we'll walk through that tradeoff against cost during the scope.
For a lot of older warehouse space where cooling isn't a major operating cost driver, black EPDM's lower material cost and longer track record still make it the practical choice, and we'll say so plainly rather than upselling reflective membrane where the payback doesn't pencil out.
Deciding Between Patch and Replace
EPDM ages by shrinking and losing elasticity at the seams before the field membrane itself fails. We check seam tape condition, look for shrinkage pulling at penetrations, and probe for wet insulation before recommending a course of action.
A roof with isolated seam failures and a dry substrate is usually a strong patch-and-reseal candidate. One with widespread shrinkage, saturated insulation, or ballast that's shifted and exposed the membrane to UV damage is usually past the point where patching makes financial sense.
Seam Tape Is the Long-Term Weak Point
Original EPDM installations from decades back often used contact cement instead of factory seam tape, and those seams fail at a much higher rate than tape-sealed laps. Part of our inspection on any older EPDM roof includes:
- Pulling test sections of seam tape to check adhesion strength
- Checking for shrinkage gaps at corners and penetrations
- Probing insulation moisture content at low points and drains
- Inspecting ballast coverage and depth at perimeter and corner zones
- Reviewing flashing at parapets for separation from membrane movement
Hail and Wind on a Ballasted Roof
Loose ballast becomes a hazard in high wind , both to the membrane it's supposed to protect and to anything downwind of the roof edge. After spring wind events we check ballast coverage and redistribute stone that's shifted away from perimeter and corner zones, where wind uplift is strongest.
Hail rarely damages EPDM the way it damages a granulated cap sheet, but ballast movement during a storm can expose bare membrane to abrasion, which we look for during post-storm inspections.
When Repair Stops Making Financial Sense
We track repair cost against replacement cost over time, and there's a point on every aging EPDM roof where continued patching costs more over a few years than a planned replacement would. That point usually arrives when seam failures are showing up in new locations faster than we can address them, or when insulation moisture has spread beyond isolated spots.
For owners on a longer capital planning cycle, we'll flag that inflection point early so a replacement can be budgeted ahead of an emergency, rather than discovered the week a leak reaches production equipment or inventory below.
EPDM Questions We Hear Around Fort Smith
Is EPDM still a good choice for new roofs, or is it outdated?
It's not outdated, but it's less common on new large-format buildings than TPO because of the heat and reflectivity tradeoff. For the right building and budget, EPDM is still a solid, durable choice. We still install it on new warehouse and light-industrial projects where the tradeoff makes sense.
Can you tell if my EPDM roof was taped or glued at the seams?
Usually, yes, from a visual and physical inspection. Glued seams from older installs tend to show different wear patterns and fail differently than factory-taped laps, and that difference changes how we approach the repair.
How much ballast is normal to lose after a storm?
Some shifting is normal, but exposed bare membrane at corners or perimeter zones after a wind event is worth a prompt inspection rather than waiting for the next storm.
Does EPDM handle our ice storms okay?
Yes, EPDM stays flexible in cold weather better than some membranes, which helps it tolerate the contraction that comes with ice events without cracking.
Can you convert a ballasted roof to fully adhered?
In some cases, if the deck and insulation are in good condition. It's a bigger project than a standard reroof, and we'd scope the deck condition first.
